It is one of the most common questions we hear from homeowners beginning the design process: do I need to hire a licensed architect, or can I work with a residential designer?
The short answer is: for most residential projects in Sonoma County, you do not need a licensed architect. Here is the longer explanation.
California's residential exemption
California's Architects Practice Act includes an exemption for single-family residential structures. Under this exemption, unlicensed designers can legally prepare plans, submit permit applications, and oversee the full design process for single-family homes, including additions and remodels, without an architectural license.
This exemption exists because California recognizes that residential design, while demanding significant skill and experience, does not carry the same public safety implications as complex commercial or institutional construction. Single-family homes are, however, subject to robust building code requirements that must be reflected in the building plans. The permit process provides an independent review to ensure all building code requirements are correctly implemented in the plans. Further, an established track record of completed high-quality projects reflects a designer's ability to deliver a well-designed, constructible, and code-compliant home.
When you do need a licensed architect
There are situations where a licensed architect is required. Commercial buildings, multi-family residential projects above a certain threshold, and any structure where the design involves complex structural systems or unusual safety considerations will typically require an architect of record.
What is important to understand is that a licensed structural engineer is involved in every residential project we design, regardless of complexity. Every structural system, from floor framing and roof structure to beams, posts, and foundations, is engineered and stamped by a licensed professional. This is standard practice for any well-run residential design firm, and it means your home's structural integrity is in the hands of a qualified engineer on every project.
What actually matters
The license is not what makes a residential designer qualified. What matters is experience, local knowledge, and the quality of the work.
A designer with twenty-six years of experience in Sonoma County, a deep understanding of local planning requirements, and a portfolio of beautifully executed homes brings far more to your project than a licensed architect unfamiliar with residential design principles or the local region. The credential matters far less than the track record.
When you are evaluating any residential designer, licensed or not, ask to see their work. Ask how many projects they have completed in your city or jurisdiction. Ask them to walk you through their process. Ask for client references. These are the questions that will tell you whether you are in good hands.
